A missing piece in this video that applies to metro ATL is the money that came here during COVID.

People fleeing states with higher property values (think California, New York, Connecticut, New Jersey...) paid well over the appraised value of the home with the extra cash they earned in their sales. Those inflated sales prices were recorded, not the true appraised value.

This artificially increased the value of homes in the county records creating a storm of price increases.
