Something about Georgia’s HB 369 made me stop and take a closer look.

Five counties.
Five Black women serving as District Attorneys.
And a new law changing how those offices will be elected.

Maybe there’s a reasonable policy explanation. But there’s one question I can’t get past:

If the change makes sense for these five Georgia counties, why not the other 154?

I’m digging into HB 369, what it actually changes, and why the law is now being challenged.

New article dropping Sunday. Link in bio!

This is one where I really want to hear what Georgians think.

Wait… why THESE five counties? 👀

Georgia’s HB 369 caught my attention, and I have questions. Because when we talk about changing the rules, we also need to talk about who those changes affect.

I’m getting into it in this week’s article, dropping Sunday at 7 p.m. Eastern.

This interview was done years ago, but it hits differently today. We place so much responsibility on the president while forgetting that real change also depends on Congress, state leaders, local elections—and who is willing to work together once the election is over. No president can undo generations of systemic inequality in four or even eight years. Progress is a relay race, and every administration decides whether to move the baton forward or take us backward. This is exactly why understanding policy—and not just political personalities—matters. What are your thoughts?

Hot take🔥: We don’t just have an affordable housing crisis. We have a “who controls the money” problem.

Everyone says, “Just build more affordable housing.” But developers can’t build what they can’t finance.

And with the recent shakeup at Fannie Mae—including changes tied to multifamily and LIHTC—that conversation just became even more important.

Maybe the real question isn’t why we aren’t building enough. Maybe it’s who has the power to decide what actually gets built.

I’m getting into this in Sunday’s article. Link in bio!

I understand the concerns, but I also think we have to be careful not to make development itself the enemy. Atlanta wants to be a major tech and economic hub, and data centers are part of that reality.

The bigger question is: How do we welcome investment without making residents absorb all the costs?

Growth and community protection shouldn’t be competing ideas. But shutting the door on development isn’t a strategy either. The real work is figuring out how Atlanta can benefit economically while holding developers accountable for infrastructure, water, energy, affordability, and their impact on surrounding communities.

That’s the conversation I’d like to see more of. Should Atlanta continue welcoming data center development while stronger community protections are being worked out?

MONDAY MONEY TIP 💰🏡

If you’re planning to buy a home with your partner, please don’t start with “How much will the bank approve us for?”

Start with: “What can we comfortably afford every month?”

There’s a difference.

A good starting point is the 28% rule. Take your combined annual income, divide it by 12, then multiply that number by .28.

But remember—that number isn’t just your mortgage.

We’re talking:
🏡 Principal & interest
🏡 Property taxes
🏡 Homeowners insurance
🏡 HOA fees
🏡 Mortgage insurance, if applicable

And the lender is still looking at your other monthly debt too.

I tell my buyers this all the time: I’d rather see you cash positive than house poor.

Because buying the house is one thing. I want you to still be able to live after you get the keys. 🔑

Thinking about buying in Metro Atlanta? Let’s talk numbers first, houses second.

I’ll give credit where it’s due — even small steps toward reinvesting in underserved communities matter. But Atlanta residents have been sounding the alarm about food deserts for years. Access to healthy, affordable food shouldn’t take this long to become a priority. Hopefully this is the beginning of real, lasting change and not just another talking point.

This is why community involvement matters. People are tired of only seeing money poured into reacting to problems instead of preventing them in the first place. Safe communities are built through investment in people, housing, mental health, transportation, parks, and intervention programs — not just policing after the damage is already done.
Shout out to everyone who showed up and spoke out despite the weather. Atlanta is growing rapidly, and residents deserve transparency on where funding is going and whether it truly reflects the needs of the people living here every day.

Everybody talks about buying real estate, but not enough people talk about what happens after the purchase—and that’s where strategy really starts.

This Sunday on Real Estate Tea, I’m breaking down cost segregation and how it can potentially shift the way investors think about taxes, cash flow, and long-term wealth building.

If you’re building, buying, or planning to invest, this is one of those concepts you want to at least understand because it can change how you structure your real estate decisions moving forward.

Tap in so you’re not just buying property… you’re building strategy too.
