Landlord Tip 🔑: in between tenants, do some upgrades. The more modern and desirable your property, the more rent you can require.

Today a handful of important mortgage rates climbed higher 📈. Mortgage rates have been slowly rising since the start of this year, and are now closer to 2018 levels.

What does this really mean?? "someone buying a $250,000 home🏠 with a 30-year fixed loan at last week's average rate of 5.3% will pay $3,300 a year more compared to the mortgages in April 2021, according to figures from the National Association of Realtors. "

The Fed anticipates raising interest rates 6️⃣ more times this year, so if you're looking to buy a house in 2022, you should be prepared for interest rates to keep moving up.

When rehabbing to increase , you don’t always have to redo everything. In this case, I saved the cabinets, countertop and appliances. ❗An early mistake I made was ... but you live and you learn!

Replacing the flooring and painting brightened the room up a lot! 🎨💁🏽‍♀️

The difference between making a few dollars and making millions💰 is that you have to invest time and energy in the things that really matter.

Dabbling in real estate🏠 here and there won’t get you where you want to be. So, start by spending 1 hour a day working on your goals.

Whatever you water will grow🌱. So starve your DISTRACTIONS and feed your FOCUS.

Cutting out (or limiting) distractions is the key🔑 to going further faster. Whether it be that friend that's telling you real estate is too risky, that family member that's always calling you with gossip🍵, or spending too much time watching tv.

Each day☀️ we have a defined amount of time and energy. Why not spend it on the things that will help you progress in life?

Allow me to reintroduce myself (in my Jay-Z voice 🤪)! Hey y'all, it's been a minute but I'm back and ready to share what I've been working on.

I've been lasered on my goals and it required me to be heads down. So if you missed me, I'm sorry! 🙏🏽

Here's a summary of how the past year went down:

1st. my and left with $125k check
🤌🏽
2nd. the basement in one of my rentals and turned it into a short-term rental for traveling nurses
👍🏽
3rd. Renovated my rental and was able to increase by $870/mth
🤑
4th. Bought another and it
🏘
5th. Moved my mom to (and had a house waiting for her)
💜
6th. Started locking my hair
👩🏽‍🦱
That was a quick summary, but I learned a LOT and I can't wait to share what I learned with you through this page! I'll also be doing a event next Wed.
