TYPES OF WATER DAMAGE COVERED UNDER YOUR POLICY -

💦Homeowners insurance typically covers certain types of water damage, but the coverage can vary based on the cause of the damage and policy details. Here are common types of water leaks or damage that homeowners insurance may cover:

💦 Sudden and Accidental Leaks: Homeowners insurance typically covers sudden and accidental water leaks. For example, if a pipe suddenly bursts or a washing machine hose fails, resulting in water damage, the insurance may cover the cost of repairs.

💦 Plumbing Issues: Damages caused by plumbing issues, such as burst pipes or a leaking water heater, are often covered. However, coverage may not apply if the damage is due to lack of maintenance or gradual wear and tear.

💦 Appliance Leaks: If an appliance with a water connection, such as a dishwasher or refrigerator, experiences a sudden and accidental leak, resulting in water damage, homeowners insurance may cover the cost of repairs.

💦 Roof Leaks: Some homeowners insurance policies may cover water damage resulting from roof leaks. However, coverage may depend on the cause of the leak, such as storm damage, and the maintenance of the roof.

💦 Storm-Related Leaks: Water damage caused by storms, including heavy rain, wind-driven rain, or hail, is generally covered by homeowners insurance. However, coverage may vary, and it's essential to review the policy details.

💦Frozen Pipe Bursts: If a pipe bursts due to freezing temperatures, resulting in water damage, homeowners insurance may cover the cost of repairs. However, taking preventive measures, such as proper insulation, is crucial.

💦 Accidental Overflow: Accidental overflow from sinks, tubs, or toilets, such as leaving a faucet running, may be covered by homeowners insurance. However, gradual or continuous leaks may not be covered.

💦 Backup of Sewer or Drains: Some policies provide coverage for water damage caused by the backup of sewers or drains. This coverage may extend to damages within the home caused by the backup. (YOU NEED AN ENDORSEMENT ON YOUR POLICY FOR THIS.. DO YOU HAVE ONE?)

**WHAT TO DO IF A TREE FALLS**

Ensure Safety: The safety of yourself and others should be the top priority. If there is an immediate danger, evacuate the premises and move to a safe location.

Call Emergency Services: Dial emergency services to report the incident. Inform them about the situation and any potential hazards.

Document the Damage: Take photos and videos of the damage caused by the fallen tree. Document the extent of the damage both inside and outside the property. This documentation will be crucial for insurance claims.

Contact Your Insurance Company and CCA immediately:
Notify CCA and your homeowner's insurance company as soon as possible. Provide them with details about the incident and the documentation you have gathered. Follow their instructions on how to proceed.

Wait for Professionals: Do not attempt to remove the tree or make extensive repairs on your own, especially if there are downed power lines, gas leaks, or structural damage. Wait for professionals, such as arborists, structural engineers, or contractors, to assess and address the situation.

Secure the Area: If it is safe to do so, you may undertake temporary measures to secure the area and prevent further damage. Be aware of any additional hazards that may arise, such as water damage from rain entering the exposed areas. Address these issues promptly. This could include covering damaged areas with tarps or plywood.

Document Expenses: Keep a record of any expenses related to temporary repairs or securing the property. This information will be useful during the claims process.

Stay Informed: Stay informed about the progress of any assessments or repairs. Regular communication with your PA, insurance company and contractors is essential.
