Insider Tip: Y’all, please don’t bother listing your home For Sale By Owner (FSBO). I know. Saving the 6% commission by managing the process yourself is tempting. Especially in this low inventory environment. And, you felt ripped off by that last knucklehead real estate agent a few years ago. I get it. What you may not know is that there are lead generation services and shady tactics out there nowadays that specifically target FSBO’s and “off market deals.” I promise: You will get flooded with calls, not offers. Just like you would interview a financial advisor to manage one of your biggest cash or stock accounts, interview several agents. It’s a job. Hire (don’t “use”) a professional, listen to their advice and empower them to vet potential buyers, negotiate the best transaction and earn their commission. Especially with several professional-grade tools out there now (online scheduling, digital signatures, and many others), professional agents have more tools than ever that just aren’t available to the public. And maybe most importantly, they just know what questions to ask. Prediction: You will be rewarded with your own time, less hassle and higher net proceeds (cash money). Trying to sell your home on your own will be more stressful and just not worth the cash difference. Here endeth the lesson...
