Being in Real Estate for 20 years you see some things and man oh man do you learn some things so no, I’m not impressed by your marble waterfall anymore.

What I AM paying looking at is any clues I see that might make me second guess water intrusion or foundation concerns, if the seller has completely over improved for the neighborhood and you’ll never recoup your money, or what’s the sellers motivation for moving?

You as a buyer are full of emotion and the prettiest house can still be a costly mistake. And we don’t do expensive mistakes. We make wise choices and smart moves. 🏠

Grateful doesn’t even begin to explain what this evening meant to me.

I met a client at an open house and we became friends as I’ve helped them navigate the market. In a showing one day I said it’s 6 7 weekend and her husband whipped his head around- ‘what do you know about SIX SEVEN?!’

HA! It’s my life- I have a 13 year old son. And that’s all it took. You see, He is the head at Overtime in Atlanta, the most amazing basketball program I’ve ever seen, teaching amazing young Athletes so much more than sports and pacing a path for their future, and yes, the home of TK.

Courtside seats, a full tour of the facility, and watching my kids experience something they will remember forever. This is what happens when business turns to real relationships.

What I couldn’t help but notice is it wasn’t just us. Every kid that came up to Coach got a handshake, photo, whatever they wanted. He stopped in his tracks and was so humble to every single fan.

If you haven’t checked out in ATL you are missing out! The talent on that court is unreal. Mark my words you’ll be watching these guys in the NBA in a few short years.

Milton is it’s own vibe. A good one at that. But there’s a few things you need to understand

– Horse properties are a luxury flex due to the price of fencing alone. Forget the cost of the horses in the pasture.
– “Entry-level” pricing starts around $1.5M
– Clients move here all the time to ‘slow down’ and somehow stay busier than ever with new found coffee shops, pilates studios and forever renovations.
– Privacy, land, and that don’t-bother-me-I’m-in-Milton energy still hit every time

I mean, there’s nowhere we’d rather be.

The January bucket list because winter here in Alpharetta isn’t about hibernating — it’s about doing the cozy, super fun, suburban things. ❄️🍦

✔️ Ice skating with the kids (10/10 chaos, would recommend)
✔️ Ice cream even though it’s cold because… Georgia
✔️ Finally trying Ceviche — if I hear about it one more time and don’t go, that’s on me
✔️ People-watching downtown because honestly… elite entertainment
✔️ Keeping an eye on all the new things quietly (and not so quietly) coming to the area 👀

Alpharetta is one of those places that doesn’t sit still — new restaurants, new developments, new vibes — and if you like being in the know without doom-scrolling…

I’m obsessed with my newest listing in Johns Creek❤️

It’s 100% luxury meets lifestyle. All exterior maintenance including the yard are maintained for you so Saturdays are free for heading just minutes down the street to the new Medley for shopping and all the great restaurants scheduled to open this Summer.

I could get used to this chef’s kitchen as well but my FAV is the master bedroom. It is so romantic! A fireplace, two Juliet balconies and a soaking tub…..I’m never leaving.

The Atlanta Symphony is such an amazing experience and one we finally got to share with my babygirl. ❤️
If you’ve never been you are 1000% missing out. This was a Christmas special with Charlie Brown music, her favorite.

is just down the street and is an entire vibe. We don’t go to the city everyday so when we do this is a MUST for me 😘

Obsessed with this one 😍

I love an open floorplan that still has functionality. Watching a movie with views to the kitchen so no one misses a moment. A back deck overlooking the local pond, perfect for when I need to have those quiet moments and regroup.
And hands down my favorite bathroom layout with vanities on each side of the wall both leading back to the shower. You have your space and I have mine, don’t come over here, I’ll meet you in the back ❤️🔥

When we had our first call and they told me retirement in Arizona couldn’t happen because the cost of living kept eating their dreams, I was excited to explore options here in Georgia with them.

They found me on YouTube and we quickly built a relationship. They trusted I knew what they were looking for through our exploratory calls and said yes to a home they had never physically stepped in. Talk about pressure but I felt confident it was exactly what she had described to me down to the neighborhood, distance to shops and community.

They flew in, toured it in person and signed the same day. And yes, somewhere between the calls and the key turn we started talking about mops. I told her the one I love and she seemed so excited about it that I got her one to go along with her closing gift. Life is about connections.

Now I get to call them clients And friends.
