It happens to almost everyone at some point in their careers - the light dims down for a bit.

Real estate can feel like a grind sometimes. While there are certainly high highs, we can find ourselves in a position where we are working each day and feel like we’ve lost the love for what we’re doing.

Losing motivation to keep going is tough in this business. Here’s the options I see for you when this happens:

1) Rediscover your purpose. Find out what drives you. Why did you get into real estate in the first place? For me, it’s my desire to help people. I want to help people - not just because it helps them, but because I enjoy it. It fills my cup.

When I’m deep in the details of this business, it can be easy to lose track of that. Recentering myself on my motivation is one of the most powerful ways to get back on track.

2) Optimize your workload. It may be that you’ve started to take on more and more responsibilities that aren’t really in your zone of genius. Take some time to write down everything you do over a 2 week span.

What things fill you up? What things could be delegated to someone else or maybe left for another time? Finding how to spend your time doing the things you love and are especially talented at is the next step in rekindling that fire.

Can’t stop working? Not a bad problem to have - but it can be tricky to know what to do about it!

You really just have two options:

1) You can determine your ideal client and refer our clients to stay within your means, or

2) You can bring on someone to help you

And let me guess - your clients want to work with you and no one else can do the work quite like you, right? It can be so hard to trust someone with your business, but doing so can be the difference to taking your growth to the next level.

I usually recommend starting out with hiring administrative help before bringing a second agent on. And if this is your first time going through this process, it always helps to get with someone who’s walked this road before to help guide you through the process!

I’ve sold a lot of homes - what’s next?

If you’re one of the fortunate ones to have built a stable foundation in your real estate business, congratulations!

I’ve seen agents get to this point and ask themselves, “Now what?” and try to figure it all out on their own.

While it can be done, in my experience I’ve found it to be much more helpful to go through these big picture questions with someone else - especially someone who has walked the journey before.

What do you want from your life in the next 10 years? Your job? Your finances? Your career?

These questions can be hard to figure out on your own. If you’re interested in thinking through these “what’s next” questions, reach out to me and I’d be happy to sit down and talk it through with you!

Have you ever felt you were bringing value to a team…

…and your team wasn’t bringing a similar level of value back?

This happens more often than you’d realize, and I’ve found that most of the time the situation can be fixed with a simple act of communication.

Do both sides have clear expectations of what the other is agreeing to do in the relationship?

Have you taken steps to positively communicate this to them? Has your team taken steps to communicate to you what they will bring to the table?

Often you may just need to have a conversation to clear these things up, agree on action steps to ensure value is being brought to each side, give those action steps a fair shot, and then re-evaluate.

Here’s to making these relationships work and thriving in our teams!

Being a leader in real estate requires 2 things:

A servant’s heart and a willingness to take action.

It can be easy to get caught up in the business side of things and lose track of what we’re really here to do - serve our clients and our communities. If you’re a leader and service is not the motivating factor for your organization, it’s going to be hard to make a lasting impact in this industry.

And with that said, you can simply want to serve people - you actually have to do it! That means taking action, adjusting in the face of problems, and developing solutions for the people you serve.

Leaders can’t stand on the sidelines - they are in the thick of it, taking action with a servant’s heart.

In a market slowdown, it’s more important than ever to stay motivated.

With less opportunities to go around, you’ll likely have to work that much harder to reach the same levels of production you had in an easier market.

So how do you stay motivated to work harder for the same results?

Well, it all comes down to your perspective. If you can fall in love with the process and have a long term vision that focuses on the career you are building instead of just the year you’re having, slowdowns and booms become less of a big deal.

When you love the process, it’s just about putting one foot in front of the other and perfecting your craft. Success will come in its time; it’s up to you to just focus on doing one thing better as agent each day.

Doing pro bono real estate work can be some of the most rewarding work you’ll do in your career - especially if your help is the only way your client can sell or buy (and avoid an outcome like foreclosure).

I realize that not all agents are in a position to do this, but I believe that giving back through doing some pro bono work can be one of the best ways to impact your community… and the joy comes from doing it will come back to you tenfold!

Real estate is changing - and the next 5 years will be no different.

AI and automation continue to expand, and more of the administrative portions of the transaction process is going to become automated and easier for clients to cruise through.

So how will agents continue to bring value as AI grows in its influence in the process?

There are 2 main ways - expert advising and convenience. An expert real estate advisor is going to be able to give personalized advice to your client’s specific situation with much more nuance than AI is going to be able to do any time soon.

And as people continue to get more busy - not less - with AI automating more of life’s functions, people will continue to rely on agents for convenience of getting things done quickly for them in the process.

This means your expert knowledge of the market, applying it to your specific customers, and providing top level customer experience are the most essential skills to hone over the next few years as technology continues to impact the industry.

How many transactions does it take to have “made it”?

…or is that even the right way to be looking at it?

In my opinion, it’s less about how many transactions you have completed and more about how repeatable and reliable your sources of new businesses are.

If you’ve got a high number of transactions but have no clue where your next client is going to come from, then I’m sorry to say I don’t think you’ve made it yet.

Whereas if you have a smaller number of transactions but you’ve got a system that is generating business dependably and you know where your next clients will come from, then I think you’ve made it - you’ve got a good thing going on.

Once you have that dependable source of business, it’s time to double down on what’s working for you and take it to the next level.

Focus less on the number of transactions in place and more on how to create avenues of dependable new clients.

Thinking about starting your own team?

It can be possible, but there are two layers of obstacles you’ll encounter.

The first is external - do you have enough business and leads? If you don’t have enough business for yourself, then you definitely need more business before you can start a team with others. But once you are overflowing with leads, this becomes a possibility…

But the second is internal - are you willing to believe in others and let go of parts of your business? It’s really easy to internalize the idea that “my client’s will only work with me,” but this can really limit you from branching out at this stage.

There’s all kinds of reasons why we might not be willing to relinquish control, but letting go to a team of capable agents you trust can be one of the most powerful things for expanding your business.

After all, if you’re the trusted advisor of your clients, and you advise them that you’ve got a great team that will take care of them, why wouldn’t they believe you?

Build the business and entrust it to agents you trust - the beginning steps to starting a team!

So what’s been the biggest challenge of the market slowdown?

Well… there are less people buying and selling houses! This one is obvious.

What isn’t so obvious is what you should do about this trend. Some agents may think that you have to work more to keep the business going, but I prefer to think about shifting your focus instead of working more and more.

Instead of trying to find houses someone could win, the focus has now become finding people who want to get into the market at all!

Once you find someone, we’re seeing it’s not hard to get people over the finish line. Transactions are still happening, but it’s just that less and less people are going through the process.

So that means now more than ever your focus needs to be expanding your network of people to connect with more folks who want to buy or sell a house.

It might be tempting to think as you expand your growing business in Atlanta:

“What if I expanded to another geographic location? What possibilities could happen?”

In my mind, there’s really only two reasons to do this (unless you are moving).

1 - You happen to have a lot of leads in a specific area. Say you happen to have been referred by a number of people for properties outside of your main area. Maybe there is some potential to keep those referrals coming in that area

2 - You know someone in another area you want to expand with, possibly because they are moving to that area or for another specific reason.

Otherwise, the Atlanta metro area is humongous! You really do have to expand quite a bit before you actually start seeing diminishing marginal returns.

It does happen though at some point, so keep in mind these two ways if that day comes. Otherwise, stay where you are at and build out your business until you max out in your primary area.
