Getting paid off at closing is not the end of a private lender’s obligation. Georgia law requires them to cancel the security deed within 60 days. Failure to do so after written demand = $500 in liquidated damages. 📜⚖️ Private lenders, closing attorneys, real estate investors should tag someone who needs to know this.
