If you plan to pay off your loan faster than your loan term, some lenders will charge you a fee to help compensate them on what they lost. From the time you get pre-approved up until you close on your new home, it’s important to avoid certain actions that could derail your closing process. You want to make sure you don’t have any major financial changes. Deferred loans are also not a solution, lenders look at your overall monthly expenses, even if you won’t have to start paying them right away. Switching jobs, even for a pay raise, will cause the validation process to have to be started over. This can cause delays or make it seem like you can’t stay at one job. And remember to avoid any big purchases, because they will mess up your debt-to-income ratio.
