Another closing for Michelle DeRepentigny, with Krista Grey of BHHS Georgia Properties representing the other side and Scott Mills at the table.

When both agents keep their clients informed the whole way through, closing day is the easy part. Congratulations to Michelle, Krista, and their clients, and thank you both for trusting GSH with the file.

The last six months of association minutes are a useful tool in a Georgia condo deal, because that's where the special assessment nobody mentioned lives.

Marianne Shaver put together the checklist she runs on every condo file, buyers on slides 2 through 4, sellers on slide 5.

Agents, what's the condo surprise you've learned to ask about early?

Auburn contracts come with a "flexible closing date," and everyone in the room knows what that means: not on a game day, unless there's one second left and history is about to happen.

Our Auburn office schedules accordingly. Auburn agents, what's the one Saturday you will never put a closing on?

The buyer's earnest money is refundable right up until the due diligence period ends, and after that, walking away can cost them the full deposit.

Amy Norris explains where the money actually sits, who holds it, and what has to happen for a buyer to get it back.

Agents, how do you explain earnest money to a first-time buyer? Share your version below.

Kara Brakefield, Realtor of The Locals Real Estate Group, Coldwell Banker Kennon & Parker and Jake Wallace of GSH answered the same five questions without seeing each other's answers.

They agree on Friday closings. They do not agree on dogs. Kara sends more closings to Jake's table than anyone, so this is Round 1 of an ongoing debate.

Settle one for them below: dog or toddler at the closing table?

He bought the rental, and the tenants came with it.

That first-week panic is normal, and it's also optional, because the lease, the deposit, and every promise the last landlord made transferred with the deed if you assume the lease. Mechelle walks through what to ask about the tenants before the money moves, not after.

If you know an investor eyeing an occupied property, this one's for them. Tag them.

Adding your adult child to the deed feels like the simple way to skip probate, and it's an understandable instinct.

In Georgia it usually trades one problem for three: their creditors or a divorce can reach your house, they may owe capital gains in the future that could have been avoided, and you can't sell or refinance without their signature.

Part 2 of the estate series walks through what to do instead. If a parent you know is thinking about this, send it their way.

Chandler Stutzman grew up in Columbus, where you explain things to your neighbors before you ask them to sign anything.

He brought that with him to our Atlanta Northside office, and it shows every time a family sits down across from him, whether they're buying their first house, selling the one they raised kids in, or refinancing to stay put.

Every document gets explained before a pen moves. Watch how he does it, and if you know Chandler from Columbus or from a closing-up here, say hello below!

Harry Minsk closed with Kelly Willoughby Real Estate Services.

Kelly is also president-elect of the Women's Council of Realtors Gwinnett, which is a long way of saying her clients get an agent who keeps the file moving and the standards high.

Congratulations to the new homeowners, and thank you, Kelly, for trusting GSH with the file.

The seller passed away, and the contract is signed, and that closing can still happen on time.

At GSH, the attorneys who handle estates are the same ones handling closings, so the question of who has authority to sign gets answered at contract, with time to spare.

This is Part 1 of what an estate closing looks like when it's handled early. Agents, has an estate closing ever gone smoother than you expected?
