You can learn a lot about a community from a listing… but not everything. ❤️
This weekend’s Waterside Community Market was one of those days that showed a little more of what this North Georgia community is all about.
Local makers and small businesses came out, people shopped, ate, talked, explored Waterside at Blue Ridge and simply enjoyed the afternoon.

And I got to do something I really enjoy - talk with people who were curious about the community, tiny homes, RV lots and real estate around Blue Ridge. 🏡🌲
Knowing an area isn’t just knowing what sold for what. It’s spending time there, meeting people, understanding the community and seeing firsthand what draws people to it.

A few weeks ago, I headed to Collinswood Park in Lawrenceville for a Continuing Education class.
But when your CE class happens to be inside a new construction community, you can probably guess what happened next. 😄

Inspection day is one of the most important parts of buying a home.
It isn’t about expecting a flawless house or simply passing or failing the property. It’s about understanding its condition, identifying concerns and deciding what deserves further evaluation before the due diligence period ends.
My job doesn’t stop when the offer is accepted. I help my buyers review the findings, ask the right questions and understand their options before moving forward.

Real estate agents don’t have insomnia.
We just suddenly remember EVERYTHING we were supposed to do at 11:47 PM. 😂

Did I lock the door after the showing?
Did the earnest money get sent?
Did I follow up with that lead?
Did I update my seller?
Is that amendment signed?
Is my broker paperwork up to date?

And my personal favorite…
“Wait… did I send the showing feedback?” 😳
Then somehow we wake up the next morning and do it all over again. 😂
