Most buyers look first at the price.

But the price is not always the number creating the greatest pressure at closing.

Sometimes the more useful question is not only, “Can we lower the price?”

In the right transaction, a seller concession may reduce certain eligible closing costs or prepaid expenses. That can affect a buyer differently than a small price reduction—but the structure still has to work with the loan, appraisal and complete offer.
