JUST SOLD | One thing that often gets overlooked when choosing a Realtor is what happens after the sign goes in the yard.

These sellers relocated out of state shortly after we listed their home, which meant Lisa and I became their boots on the ground. Between meeting contractors, checking on the property between showings, picking up mail, and handling countless little details that inevitably pop up, we helped keep everything running smoothly while they focused on settling into their new home.

Before going to market, we also fully staged the property to create that model-home feel and help buyers envision themselves living there. Every detail matters when you're competing for attention.

Do you think 60 days is a long time to sell a house?

I think the last few years have given many of us a warped sense of how quickly homes should sell.

In the Argyle area, the median time on market for available pre-owned homes is currently 60 days, and homes that sold last week averaged 55 days on the market.

That doesn't mean something is wrong with the house. It just means we're in a different market.

Buyers are still buying, sellers are still selling, and homes that are priced right and marketed well are finding the right buyer.

JUST SOLD | When we prepared this property for market, there really weren’t any true comparable sales. A beautifully updated 3 bedroom, 2 bath home on 5 acres in rapidly growing Northlake - with room for goats, chickens, horses, pool days, and a little bit of that rural lifestyle people dream about? It was a category of its own.

What happened next told us everything we needed to know.

One of the busiest open houses I’ve ever hosted (including calling in backup to help make sure the goats didn’t end up in the pool 🐐 😅), 5 offers, a strong backup offer, and a final sales price WELL over asking.

The takeaway? There is absolutely a market for this kind of property.

Not everyone looking for acreage wants a gigantic house to maintain. For some buyers, the dream is a manageable, beautifully updated home with room to spread out, have animals, entertain outside, and enjoy a different pace of life.

If I had 10 more like this, I’m pretty sure I could sell them.

And for everyone asking… no, the longhorns did not convey. They’ve moved on to what I can only assume is an even better setup further north.
