"Let's price high to leave room to negotiate."
Sure, but remember an overpriced home doesn't get offers to negotiate, it gets silence.
When I look at the last 30 days of home sales I noticed that homes that sold in the first few weeks got about 97% of their original "For Sale" price. While homes that sat 90+ days, got around 88%. If you look at the average home price that's almost 24k left on the table. Not to mention the months they had to wait.
Case in point, this one house listed at $320k, sold for $313k in 6 days. Another listed at 395k, sold for $310k after 261 days.
That "room to negotiate" resulted in months of waiting, price cuts, a ton of stress and still sold for less than the house that was priced right from the start.
When the price cuts start, buyers don't think "oh they overpriced it so they could negotiate." They think, "why isn't that house selling, what's wrong with it?"
Remember pricing high doesn't leave room for negotiating. It just brings silence, waiting, stress, and a smaller check.
