70% of mortgage holders have rates under 5%

40% of homeowners have no mortgage at all.

While we definitely have higher inventory and are seeing price reductions, it is extremely area and product specific.

If you're pricing to the market today, you are seeing plenty of transactions going into contract in less than 2 weeks.

There's very little building of single family homes that increased supply within our most desirable areas.

And multi-family projects built for rentals don't solve the problem.

There's a lot of noise out there about oh a big crash is coming like 2008. I'm here to tell you that is extremely unlikely, we simply don't have the same factors that led up to that.

National data frankly means nothing to you as a buyer or seller. What matters is what the market is doing in your neighborhood or the one you want to buy in.

Which takes me back to where we always end up when discussing real estate:

Whether you are a buyer or a seller you need to focus on your whys!

Why are you buying or selling? What do you hope to accomplish and what is your timeline?

And then you need to get good counsel from someone like myself who actually has your best interest at the forefront.

Quite a few loan products now are under 6%

Will be interesting to see if we continue that trajectory and if it starts to move more buyers/sellers off the sidelines.

We have more inventory than we used to, but not in all hot pockets and not of all housing types.

We're also seeing price reductions and more seller concessions.

Add that to end of the year motivations and it's a good opportunity for buyers to take a peek, and for sellers to think about how to be strategic with pricing.
