Your Home Will Only Get One First Impression. Most Sellers Blow It.

Buyers form an opinion within seconds of seeing your listing. If your home is not ready, you are not just leaving money on the table. You are giving buyers a reason to keep scrolling.

Here is what to do before your home ever hits the market.

1. Declutter before anything else. Buyers need to picture their life in your space, not yours. Box up the personal items, clear the counters, and donate what you do not need.
2. Handle the small repairs. Dripping faucets, squeaky doors, and scuffed walls are minor fixes that send a major message. If you ignored them, buyers assume you ignored bigger things too.
3. Deep clean everything. Floors, baseboards, windows, and appliances. A clean home signals a cared-for home. Hire a professional cleaner before photos are taken.
4. Improve your curb appeal. The first photo buyers see is the front of your house. Fresh mulch, trimmed shrubs, and a clean walkway cost very little and change the first impression completely.
5. Get your documents together. Warranties, permits, utility bills, and records of recent repairs. Buyers will ask. Having answers ready builds confidence and keeps the process moving.

Most buyers assume this part is already taken care of.

It’s not.

And I’ve seen it cost people houses.

I’m talking about buyer agent compensation.

For a long time, the seller usually covered it. No real conversation needed.

That’s changed.

Now you can walk into a deal where the seller isn’t offering the full amount. Or anything at all.

If you don’t know that going in, it puts you in a tough spot when it’s time to write.

Simple example:

$400K purchase
Your agreement is 3%
Seller is offering 2%

There’s a 1% gap.

That gap doesn’t just disappear. It has to be handled somewhere in the deal.

You can ask the seller to cover it
You can structure it into the offer
Or you can pay the difference

None of those are wrong. But they all hit your numbers differently.

Cash to close changes
Monthly payment can change
And depending on how it’s written, it can affect how your offer looks to the seller

This is one of those things that doesn’t get talked about enough upfront.

Then it shows up at the worst time… when you’re trying to win a house.
