There’s something special about this time of year - fresh notebooks, new routines, excited little faces heading back to school, and the first hints of fall arriving on the Eastern Shore. 💙

🏠 **HOUSE SERIES: HOMESTEAD PROPERTY TAX CREDIT**

Did your home’s assessed value increase? Before you panic about your next property tax bill, there is something every Maryland homeowner should know!

You may hear people call it a “Homestead Exemption,” but in Maryland, it is officially known as the **Homestead Property Tax Credit**.

💡 **What does it do?**

The credit helps protect eligible homeowners from being taxed on the full amount of a large assessment increase all at once.

Here is the easy-to-understand version:

✅ It is designed for your **primary residence**
✅ It limits annual increases in your home’s **taxable assessment**
✅ Maryland’s state cap is 10%, while some counties and municipalities use an even lower cap
✅ It is not based on your income
✅ You normally apply only once, as long as the property remains your primary residence

🏡 **Here is a simple example:**

If your home’s assessment increases from $100,000 to $120,000, a 10% cap would limit the taxable assessment to $110,000 for that year. The Homestead Credit would apply to the taxes associated with the amount above that limit.

⚠️ **Important:** This does not freeze your property taxes or stop your home’s market value from increasing. Tax rates and other charges can still affect your final bill. It simply helps prevent a dramatic assessment increase from hitting your taxable assessment all at once.

📬 **Recently purchased a home?**

New homeowners should receive an application after the deed is recorded, but do not assume everything was completed automatically!

Take a few minutes to check your Homestead Application Status through the Maryland SDAT Real Property Search. If the status says **“No Application,”** submit one as soon as possible.

A few minutes today could help protect you from a much larger property tax increase in the future!

🏡 MARYLAND HOMEOWNERS: DO YOU KNOW ABOUT THE HOMESTEAD TAX CREDIT?

If you own and live in your Maryland home as your primary residence, this is something you should know about.

Maryland’s Homestead Tax Credit can help protect homeowners from large increases in their property tax bill when their property assessment goes up.
The important part? You need to make sure you’re eligible and that your property is properly set up for the credit.

The Homestead Tax Credit limits the amount your property's taxable assessment can increase from one year to the next. It does not reduce your home's market value or prevent your assessment from increasing - it limits how much of that increase can be taxed each year.

🔑 A few things to know:

• The home generally must be your principal residence
• You may need to complete a one-time Homestead Tax Credit application
• Buying a home can affect the property's existing Homestead Credit calculation
• This is different from Maryland's Homeowners' Property Tax Credit, which is based on household income
• There may be other property-tax programs available for seniors, veterans and certain homeowners

🏡 **YOUR HOME’S FIRST IMPRESSION ISN’T JUST WHAT PEOPLE SEE - IT’S ALSO WHAT THEY SMELL!**

Scent is closely connected to the parts of the brain that process **emotion and memory**. That means the fragrance someone notices when entering your home can instantly influence whether the space feels clean, comfortable, inviting and memorable.

This is especially important when you’re welcoming guests or preparing your home for potential buyers. The goal is not to overwhelm them with fragrance - it’s to create a subtle feeling of **“I could feel at home here.”**

✨ **SUPER-SMART WAYS TO MAKE YOUR HOME SMELL AMAZING:**

🧼 **Start with the source.** A beautiful fragrance cannot cover dirty trash cans, damp towels, pet bedding or lingering cooking odors. Clean first, then add scent.

🍊 **Create a natural simmer pot.** Gently simmer water with orange slices, cinnamon sticks, cloves and a splash of vanilla for a warm, welcoming aroma.

🛋️ **Refresh soft surfaces.** Rugs, curtains, pillows and upholstered furniture absorb odors. Vacuum regularly and sprinkle baking soda on carpets before vacuuming.

🌿 **Give your entryway a signature scent.** Use a lightly scented candle, diffuser or fresh flowers near the entrance so guests are welcomed by something pleasant immediately.

☕ **Match the scent to the room.** Try citrus in the kitchen, clean linen in bedrooms, eucalyptus in bathrooms and warm vanilla in living spaces.

🧺 **Use the dryer-sheet trick.** Place unused dryer sheets inside closets, drawers, linen cabinets and near trash-can liners for a subtle burst of freshness.

🚪 **Open the windows.** Sometimes the smartest fragrance is simply fresh air! Even 10 to 15 minutes can make the entire home feel cleaner.
