Ann Arbor home prices are holding. Overpricing is getting expensive.

September 2026 in the Ann Arbor school district: 110 homes closed at a median $455,000. Only 25% sold above asking, down from 42% in 2023.

Here is the number sellers should sit with. Homes that never cut their price sold in 11 days at 100.0% of the original ask. Homes that cut took 62 days and settled for 93.4%. On a $455,000 home, that is about $30,057 left on the table.
