Mortgage rates took another hit this week as bond markets reacted to higher oil prices, renewed inflation concerns, and a more divided Federal Reserve.

Here's what's actually moving things: two Fed officials formally dissented from the decision to hold rates, arguing for a quarter-point increase. The 10-year Treasury moved back near 4.72%, and mortgage bonds sold off sharply Friday. Yet the Fed's trimmed inflation measure shows underlying inflation closer to 2.2% once extreme price movements are removed — much of the pressure is still energy and temporary shocks.

For buyers and sellers, that creates a divided market:

Buyers are more payment-sensitive
Sellers may need to offer more flexibility — credits and financing structure matter more than ever
Well-priced homes are still moving quickly
Limited supply continues to support home values
