The trouble is that a 25 year old working from home and a family of five are not asking the same question at all. One of them cares about internet speed and somewhere to walk at 9pm. The other cares about the school catchment and whether there is a yard. A single fixed score quietly decides for both of them which of those things counts more, and it is never the person moving who made that decision.

Four questions worth asking before you commit to a neighborhood you have only seen twice.

Which way does the traffic run in the morning. What is the worst month here. Where do people actually do their grocery shopping, as opposed to the nearest store on the map. And what is going up on the empty lot at the end.

These are not trick questions. A good local agent will have all four answers ready and will usually volunteer more, because this is exactly the knowledge you cannot get from a listing or a map. It is the reason working with someone who knows the market is worth it in the first place.

Write them down before the weekend. The answers will tell you as much about the agent as about the street.

"You get used to the drive." I have heard it from almost everyone before they move, and from almost nobody after.

Here is the strange part. People genuinely do adapt to most things about a new place. The grocery store, the neighbors, the long way round when the bridge is closed. Inside a year it is all just normal.

The commute is the exception, and the arithmetic is why. An extra twenty minutes each way, five days a week, is roughly four working weeks a year. Every year. That figure is illustrative, but put your own numbers in and it rarely improves.

Price the commute before you price the house. If the drive only works on paper, it does not work.

Here is the one piece of advice I give everyone looking in a city they do not know yet.

You will see the house on a Saturday. Quiet street, easy parking, sun out. Then you move in and discover what it is like at 7:40 on a Tuesday, when the school run and the commute and the trash collection all arrive in the same twenty minutes.

So go back. Once at 7:40 in the morning, once around six in the evening. You will have seen the street at its two worst moments, and if it still feels right then you have actually learned something.

It costs you one morning. It is the cheapest thing you will ever do in this process.

Five things worth checking on the street before you ever walk into the house.

The curb, because patched and crumbling tells you what the city spends here. The driveways at six, because counting cars tells you who actually lives on this street. The trees, because mature ones mean it is older than the photos suggest. The storm drain, because water goes downhill and so does everything in it. And the streetlights, which you count on the walk and then come back after dark to see how many are actually on.

None of it takes more than ten minutes. All of it is invisible in a listing.
