🍂 Selling this fall or winter? Here's how to make your home shine! 🍂

Spring isn't the only time to sell. If you're thinking about listing in the cooler months, a few simple steps go a long way:

1️⃣ Curb appeal still counts. Rake leaves, clean out gutters, trim shrubs, and add a couple of potted mums or pumpkins by the front door.
2️⃣ Let the light in. Days are shorter, so open the blinds, swap in brighter bulbs, and turn on the lights before every showing.
3️⃣ Keep it cozy. Set the thermostat to a comfortable temperature for showings so buyers want to stay awhile.
4️⃣ Get the HVAC serviced. A recent tune-up receipt gives buyers peace of mind heading into an Oklahoma winter. ❄️
5️⃣ Go easy on the holiday décor. A little seasonal touch feels welcoming, but too much can distract from the house itself.
6️⃣ Keep walkways clear. Have a plan for leaves now and ice later so every showing is easy to get to.
7️⃣ Refresh your photos. If your home is already on the market, make sure your listing photos match the season.

• Median sale price: $232,389 (down 1.1% from last year)
• Median days on market: 21 (3 days faster than last year)
• Sale-to-list price ratio: 98.0%
• 25% of homes sold above list price

📍 NORMAN
• Median sale price: $288,862 (down 0.39% from last year)
• Median days on market: 29 (2 days faster than last year)
• Sale-to-list price ratio: 97.4%
• 15.7% of homes sold above list price

💡 What this means for sellers: Homes are still selling at a good pace, but about 4 in 10 homes in both cities had a price drop (Moore 40.4%, Norman 41.8%). Pricing it right from day one is the key to being one of the quick sales instead of one of the price cuts.
