In February there were 22 lots that sold in 91001. The average cost per square foot was $57.70 while the median was $61.06. The lowest priced was $420k and most expensive was $885k. But there are MANY variables that will affect cost, and square footage won't necessarily have a direct correlation to price. As always, the location of each specific lot will dictate the sale price. Primarily, costs are driven by how much the area still feels like a "neighborhood." Are there, in fact any neighbors left? Are there trees still standing? How buildable is the lot? Is the particular lot going to require any special assessment such as burying power lines? Is the lot easily accessible for heavy equipment? Depending on the answers to these questions a vacant lot will either command a premium, or be negatively impacted in terms of sale price. The best strategy to purchase something is to talk with an agent that is from the area and truly understands the building process to sort it all out.
