If you've been watching the Atlanta market this summer, you've probably noticed something that doesn't quite add up. Houses are sitting longer. There's more for sale everywhere you look. And yet prices haven't really gone anywhere.
You're not imagining it. Here's what July actually looked like.
Only 4,907 homes closed across the metro last month. That's the slowest July we've got on record, going back to 2013. At the same time, the median single family price went up 0.2%, basically flat. Volume fell off and prices held.
There were about 21,600 homes for sale across the metro last month. Single family sits at $421,000, townhomes at $365,000 and down 2.2% for the year, condos at $288,000 and down 2.5%. Houses are holding their value. Townhomes and condos are the ones giving ground.
And rates? The 30 year is running about 6.65%, almost exactly where it was a year ago. So this isn't a rate story. Buyers just stopped feeling like they had to rush, and that changes a market faster than you'd think.
Here's the part I find most interesting, because it's invisible on any price chart. In East Cobb, 30068, homes sold in a median of five and a half days at full asking price last month. Fastest, strongest submarket in the metro. And 85% of those sellers still paid the buyer's closing costs.
So if you're thinking about selling: your price is probably fine. Price it to this month rather than last summer, get the condition right, and plan on covering some closing costs. That's just what deals look like right now, and it's easier to build it into your number up front than to feel like you lost it at the table.
If you're buying: you have real room here. Ask for closing costs in your first offer, because almost everybody is getting them. Look hard at homes that have been sitting 45 days or more and already dropped their price once, because those sellers are ready to make a deal.
It really does depend on where you are, though. Cobb County homes are selling in about 25 days. Down in Peachtree City, the median was 87 days and about two thirds of the active listings have already cut their price. Buckhead condos have close to 18 months of supply sitting there. Same metro, completely different conversations.
