A lower priced property can absolutely create opportunity.

But in real life, some of the most expensive investor mistakes start with:
“Look how cheap this house is.”

The problem is that spreadsheets usually do not show:
• constant tenant turnover
• weak rental demand on that specific street
• parking problems
• surrounding upkeep
• or how much management stress the property may actually create

That’s why I think one of the biggest investor mistakes is assuming:
lower price = lower risk.

Sometimes the cheaper property ends up costing far more over time through vacancy, repairs, and constant turnover.
