The ideal property would include:

• At least 3 acres, with no maximum acreage requirement
• An existing home
• Three Bedroom (will consider two bedrooms for the right property )
• Two or more bathrooms
• Space for a few horses
• Fenced
• A run-in shed or, at minimum, a basic horse setup
• Manufactured homes will be considered depending on their condition

Preferred locations are Collin, Grayson, Fannin, or Hunt County, preferably outside city limits.

They do not need a fancy barn or a picture-perfect horse property. A functional setup with room for a few horses would be ideal.

Today was one of those days that reminds me exactly WHY I love what I do. ❤️

A huge thank you to the Denison FFA Booster Club for giving these livestock showmen the incredible opportunity to attend such an amazing clinic today. The time, knowledge, and experience poured into these kids is something they will carry with them far beyond the show ring.

Getting to give back to the future of agriculture and invest in kids who are learning responsibility, hard work, dedication, and what it means to care for livestock is an absolute privilege.

And honestly, this is one of my favorite reasons for focusing on farm and ranch properties in my real estate business. It’s not just about buying land. It’s about helping families find a place where the next generation can BUILD something.

A place to raise livestock.
A place to learn.
A place to work.
A place to make memories.
A place where a kid can fall in love with agriculture and maybe one day build their own future around it.

These kids are the future of agriculture, and getting to play even a small part in helping create opportunities for them is something I’m incredibly grateful for.

Here’s to investing in the land, and even more importantly, investing in the kids who will carry it forward. 🤍🐄🐴🌾

🌧️⚡ WELCOME TO TEXAS STORMS 101, Y’ALL.

If you’re a homeowner in Texas, you’ll quickly learn that the sky can go from “pretty day!” to “WHO ORDERED THIS?!” in about 10 minutes. 😂

So here’s your unofficial homeowner’s weather lesson:

🌧️ When it rains, it REALLY rains.
Not a cute little drizzle. I’m talking sideways, can’t-see-the-road, rain-coming-down-like-it-owes-somebody-money kind of rain.

As a homeowner, you’ll want to keep an eye on your roof, gutters, windows and drainage areas. Heavy rain can expose leaks, clog gutters and send water toward places it definitely does not belong. Clear leaves and debris when it’s safe, and don’t ignore small leaks, they rarely stay small for long.

Roads can hold water FAST, especially in low spots. If you see water across the road, don’t test your truck’s capabilities. Turn around. It’s not worth it.

⚡ Lights flicker. Power goes out.
Wind, lightning and storms can definitely mess with the power. Sometimes the lights flicker and come right back. Sometimes they don’t. Keep flashlights, batteries and backup phone chargers somewhere easy to find. Maybe don’t wait until the next storm to discover you have exactly ONE candle in the entire house. 😂

It’s also a good idea to unplug sensitive electronics during severe storms and know where your electrical panel and water shutoff are located, before you need them.

💥 And yes… sometimes something outside goes BOOM.
If you hear a loud pop or bang and see a flash during a storm, it can be electrical equipment or a transformer being affected by the storm. It sounds WAY more dramatic than you’d expect.

After the storm passes, take a quick look around your property for downed branches, damaged fences, loose shingles or anything that could become a bigger problem. Stay away from downed power lines and report them to the utility company.

🌪️ Know your tornado spot BEFORE you need it.
Interior room. Lowest level possible. No windows. Closet, bathroom, hallway, whatever works in your house. Keep shoes, a flashlight, helmets and a way to get weather alerts nearby.

And here’s the part every Texas homeowner learns sooner or later:

Storms are part of Texas. 😂

We get heat.
We get hail.
We get wind.
We get storms that roll through like they have somewhere to be.

And then 30 minutes later the sun is shining and somebody is outside grilling like nothing happened.

Just use common sense, stay off flooded roads, take severe weather warnings seriously, and give the storm a little respect. Keep your home maintained, know where the water is supposed to drain, and don’t put off repairs after a storm.

And honestly… the lakes need the rain. 😉

Y’all stay safe, stay weather-aware, and keep your flashlights where you can actually FIND them.
