Orange County continues to shift as condo inventory drops and buyer demand cools. Active listings fell to 3,629 which is the lowest level since March while pending sales experienced the largest decline of the year and are now at 1,247. Market time has increased to 87 days reflecting slower buyer activity especially in the luxury segment where high end listings are taking longer to sell. Distressed properties remain nearly nonexistent at only 0.1 percent of listings and closed sales are up 5 percent year over year with a strong 98.2 percent sale to list price ratio. The market remains tight competitive and value focused as we close out the year.
