Everyone tells you nobody uses the formal dining room.

And they're right — except for about three days a year. On those three days, it's the entire reason the house works.

That's the thing I'd tell anyone touring this fall: buy for the ordinary Tuesday. How you get in the door with groceries. Where the backpacks land. Whether two people can be in the kitchen at once.

But know which rooms have to show up for the holidays, because you'll remember those days longer than you'll remember the Tuesdays.

An oak-cabinet kitchen from 1994 scares off most buyers. That's exactly why it's usually where the value is.

Here's the distinction that matters: cosmetically dated and structurally tired are not the same house.

Cosmetic is cabinets, counters, paint, flooring, fixtures. Every one of those is a known number you can get quoted before you close.

Structural is the roof, the foundation, the electrical panel, the sewer line, water in the basement. Those are the ones that turn a deal into a decision.

If the bones are sound and the ugly is on the surface, you're often buying at a discount for work you'd choose to do anyway.

Sellers spend their prep budget on the kitchen. Buyers make up their minds in the entryway.

The first few feet inside the door set the tone for every room after it — and it's the cheapest space in the house to fix. Clear the floor. Get the lighting warm instead of blue. Take down two thirds of what's on the walls. Make sure the door opens all the way without hitting anything.

That's a Saturday and almost no money, and it changes how the entire showing feels.

First-time investors almost always ask me the same thing: "can we get them out before I close?"

Usually you don't want to.

A long-term tenant who wants to stay is one of the most underrated things you can buy:

• No vacancy gap between closing and your first rent check
• The rental history is real, not a projection on a spreadsheet
• No staging, no turnover paint, no listing it yourself
• A renter who wants to stay is worth more than a higher asking rent you have to chase

The things to actually check: the lease terms, the payment history, and whether the rent is at market or under it. Those three tell you most of what you need to know.

More families around here are buying with a parent, an adult kid, or a long-term guest in mind — and the feature that makes it actually work isn't square footage. It's a second kitchen.

When the lower level has its own kitchen, full bath, and living space, everybody gets independence without anybody moving out. That's the difference between a house that fits for two years and one that fits for ten.

A few things worth looking for: a separate entrance, a full bath rather than a half, and a layout where the two living spaces don't share a wall with the bedrooms.
