Yesterday was a great day. We got to take my nephews into philly to handle some business for LTV. Went to estimate a potential contracting job, introduced them to our materials connect, and we got the opportunity to show them how to identify distressed properties, what to look for and exactly what to do with the information.

Don’t give them everything you wish you had, but instead teach them every you wish you knew. If we knew then what we know now at their age, we would be a millionaire by now. But we have a chance to go back in time and do it all over again thru our youth.

58 Gap Rd BRRRR project update.
Buy ✅; Rehab ✅; Rent ❌; Refi ❌

We are finally finished with the rehab on this project. Whew, did we make some mistakes, but like they say, “you miss every shots you don’t take.” We were shooting 🧱 left and right with contractors on this one. It messed our schedule up a little but we got thru it.

Next, is our rental inspection. We will be looking to get this one rented out in the next few weeks, then we running 🏃🏾💨 to the bank 🏦 to go get that bag. 🤑🤑🤑
