Over the past decade, I've watched the average size of new single-family homes in the U.S. shrink from 2,700 to 2,400 square feet—even as the price per square foot has climbed by about 72%. In fact, by 2025, one in four new homes sold measured under 1,800 square feet, compared to just one in six ten years ago. Larger new builds (3,000 square feet or more) are becoming less common, dropping from roughly one in three to just one in five. Builders are responding to higher land, labor, and material costs with smaller designs, aiming to keep new homes more attainable—especially with mortgage rates hovering between 6% and 7%. For those keeping a close eye on the budget or stepping into the market for the first time, these smaller homes can mean lower down payments and monthly costs. Still, the rising price per square foot is a reminder that affordability remains a challenge. After helping Albuquerque buyers and sellers for nearly three decades, I know how important it is to weigh both size and price when making your next move.

Around 25% of recent US existing-home transactions have been all-cash, which gives investors and agents like myself a faster pulse on shifting dynamics than waiting for mortgage data or new construction trends. When the share of cash buyers increases alongside rising home prices, it often points to heightened competition among buyers. On the other hand, if cash purchases become more common as overall transaction volume drops, it may be a sign that financing hurdles are keeping out many would-be homeowners relying on loans.

If we notice cash deals declining but prices staying steady, that can indicate credit is loosening, allowing more traditional buyers to reenter and nudging the market toward more typical activity. Many smaller investors focus on properties in probate, facing tax issues, needing repairs, or tied to relocation—areas where affordability pressures keep even older homes in demand when mortgage-backed sales slow down. Yet, despite more options on the market, pending home sales have dipped 1.1% to a six-month low, largely thanks to high costs and mortgage rates hovering around 6.65%.
