Ahhh sh*t… the Fed did WHAT?! 😳🤦🏽♂️
Yep. The Fed raised its rate by 0.25%. But before everybody assumes buying a home just became impossible, the Fed rate ≠ your mortgage rate.
And there actually ARE a few rays of sunshine in the data ☀️
🏠 66% of builders are offering incentives — the highest share since December.
💰 38% are cutting prices, with the average cut around 6%.
📈 And despite all the noise, single-family housing starts jumped 7.6% in August.
Translation? This market isn’t easy, but it isn’t hopeless either.
Less competition and motivated sellers/builders can create opportunities to negotiate price, closing costs, rate buydowns and other terms.
Sometimes the opportunity shows up before the market feels comfortable again.
