A BETTER-MANAGED RENTAL PROPERTY STARTS WITH GOOD RECORDS
For many landlords, managing property has traditionally depended on handwritten rent books, informal agreements and telephone reminders. However, Uganda’s rental market is changing—and both landlords and tenants now expect greater transparency and accountability.
The Uganda Revenue Authority has advised tenants to obtain an EFRIS receipt whenever they pay rent. Uganda’s Landlord and Tenant Act, 2022, also requires landlords to issue receipts, maintain payment records, provide tenants with copies of their tenancy agreements and keep residential premises fit for occupation.
This should not be viewed as an administrative burden. Good records help landlords understand how their properties are performing, follow up rent arrears, plan maintenance, resolve tenant concerns and prepare accurate financial and tax reports.
A professionally managed rental property should have:
✅ Clear and signed tenancy agreements
✅ Accurate rent-payment records
✅ Proper receipts for every payment
✅ Updated arrears and occupancy information
✅ Documented inspections and maintenance
✅ Transparent communication with tenants
