In 2007, a woman bought a house in Zhytomyr region. The contract was certified by the village council secretary — not a notary. Under Ukrainian law, that document had no legal validity. She was not, formally, the owner of anything.
She came to us in 2023 after years of failed attempts on her own. Three issues blocked her simultaneously: the defective original contract, a clerical error in the house number in the household register, and a land plot with no registered ownership.
We obtained a power of attorney from the nominal title holder and worked across all three tracks in parallel. The address error was corrected in August 2024. The land was transferred to private ownership in March 2025. In March 2026, a notarially certified sale agreement was signed and title was finally registered in the client's name.
