Before you sell, transfer, or bring your land under the RPO, make sure you know exactly where your property is.

Your deed may describe the land, but a proper survey helps establish its location and boundaries. If the foundation is wrong, everything that follows can be affected.

𝗔 𝗰𝗮𝗱𝗮𝘀𝘁𝗿𝗮𝗹 𝘀𝗵𝗲𝗲𝘁 𝗶𝘀 𝗡𝗢𝗧 𝗮 𝘀𝘂𝗿𝘃𝗲𝘆 𝗽𝗹𝗮𝗻. 📍📐

The names sound similar, but they serve very different purposes.

🗺️ A cadastral sheet helps show where a parcel sits within a wider area and alongside surrounding parcels.

📐 A Survey plan involves a licensed surveyor going onto the land, establishing or confirming the boundaries, taking measurements and preparing a plan for that specific parcel.

𝗧𝗵𝗲 𝗶𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁 𝗱𝗶𝘀𝘁𝗶𝗻𝗰𝘁𝗶𝗼𝗻?

The cadastral sheet shows where the parcel is. The survey plan establishes what the parcel is on the ground.

And when a Deed requires a plan to identify the property, the cadastral sheet is not a substitute for the certified survey plan prepared by a licensed surveyor.

Understanding the difference before starting a property transaction can help prevent confusion, delays and costly problems later.

A property deal can look straightforward until the final checks uncover a problem.

Here are 3 issues that can delay or derail a property transaction in Trinidad and Tobago:

1️⃣ 𝗗𝗲𝗲𝗱 & 𝗦𝘂𝗿𝘃𝗲𝘆 𝗠𝗶𝘀𝗺𝗮𝘁𝗰𝗵
The boundaries on the ground do not agree with the property described in the Deed or survey plan.

2️⃣ 𝗨𝗻𝗿𝗲𝘀𝗼𝗹𝘃𝗲𝗱 𝗛𝗲𝗶𝗿𝘀 𝗼𝗿 𝗘𝘀𝘁𝗮𝘁𝗲 𝗜𝘀𝘀𝘂𝗲𝘀
The property may be treated as “family land,” but the estate was never properly administered or ownership was never regularised.

3️⃣ 𝗠𝗶𝘀𝘀𝗶𝗻𝗴 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗔𝗽𝗽𝗿𝗼𝘃𝗮𝗹𝘀
Extensions, subdivisions or other development works may have been carried out without the required approvals, creating problems when selling, financing or developing the property.

The best time to discover these issues is before your money is committed, not at closing.

Road Reserves: What Every Property Owner Needs to Know

Think the land in front of your property is automatically yours to build on? Think again. 🚧

A road reserve is not simply the road you drive on. It is land legally reserved for a road and related public infrastructure.
Before building a wall, fence, gate, or other structure near the front of your property, make sure you know exactly where your surveyed boundary and road reserve line are.

Most property problems do not begin at closing.
