TAPU - certificate of ownership in Turkey. Without it, it is impossible to either sell a home or rent it out officially. This document contains all information about the object and the owner.

TAPU consists of three sections:

1️⃣Data about real estate (address, type of building and its purpose, net / gross area, etc.).

2️⃣Data about the owner. If there are several of them, the shares of each are prescribed in the TAPU.

3️⃣Data on the registration of the object. There is an interesting point here: the reason for the sale and purchase of real estate. This clause is necessary to discourage real estate fraud.

TAPU is drawn up through the Cadastral Chamber, and if the reason for the sale is suspicious, registration of the document may be refused.

In the left corner of the document there is a QR code by which you can access all information in digital form.

TAPU necessarily contains a stamp at the bottom in the center of the page. Previously, there was a mandatory photo of the owner in the upper right corner, now TAPU can be issued without photographs.

With this document, you can easily get a residence permit (ikamet) for permanent residence in Turkey.

ISKAN (ISKAN) - the act of putting the house into operation.

Like TAPU, ISKAN is an equally important document when registering real estate in Turkey. This is the technical passport of the object, the act of putting it into operation and permission to use it for its intended purpose.

The presence of ISKAN confirms compliance with the construction project, all building codes, and is also accepted into operation by the municipality.

Without it, you will not be able to connect your property to communications and arrange meters for water, electricity and gas, since a house without Iskan is considered unfinished and not put into operation.

If you buy an apartment without Iskan, you also buy potential problems that you will have to solve in the future.

These properties are cheaper, they can still be bought and registered in Turkey, but we do not advise our buyers to do so.

Unfortunately, if your house does not have an Iskan, for example, then you cannot get it yourself - this is a very difficult procedure that must be completed by the developer himself or all residents together, if for some reason the Developer did not do this and then only after elimination of all the shortcomings that interfere with its receipt.

Therefore, when buying property in Turkey, be sure to ask for this document and do not buy property without it.

Turkish Alcoholic Drinks

🔸Raki AKA Lion’s Milk

Known as the national alcoholic beverage, Raki is remarkably like the Greek version of Ouzo, which is no surprise since both cultures closely intertwine themselves through history. Where Raki differs, is the addition of water that turns the clear liquid into a milky white colour, hence its nickname of lion’s milk.

On the Aegean and Mediterranean coasts, locals prefer to sip Raki slowly while feasting on a hearty meal. This includes kebabs or mezes, but most Turks prefer fresh seafood or fish.

Made from raisins and grapes, Yeni Raki, produced since 1944, is the most widely sold brand and others include Tekirdag and Izmir. Sip slowly because the alcohol content is 40%!

🔹White and Red Wine
Many people are surprised to learn Turkey has a wine industry, but across the country, vineyards thrive in winemaking skills.

From flavoured fruity versions, sold in Sirince, to the pinot, sparkling Chardonnay, and champagne, you can taste it all, albeit, the variety of grapes evokes flavours never tasted before. Stick with it to find a wine you like.

Why are Turkish homes so well maintained, green and safe?

What is Aydat? Aydat, tour. aidat - literally fees, monthly maintenance fee for the home and the surrounding area.

The amount depends on the infrastructure: if the house has a swimming pool, gym, hamam, then the idat will be higher. The size of the idat is determined at the annual meeting of residents, its payment and all expenses are controlled by the manager of the residential complex or the management company.

What is included in the Aydat:
▪️services provided by the management company (salary of the manager and employees)

▪️ electricity and water that are used in public places (lighting of the territory, entrances, elevators, swimming pools, watering the garden), an electric generator

▪️ maintenance of the pool, hammam and other social areas, if any, maintenance of the lawn and garden, cleaning of the surrounding area

▪️Security, video surveillance, parking

▪️Repairing work (in case of an elevator breakdown, etc.)

It's important to know:
- The amount of aidat for a two-room apartment is usually less than for a three-room apartment or more. In this case, the number of residents is not taken into account.

- Even if you do not live in an apartment, you still need to pay the idat.

- In case of non-payment for more than three months, the management company can sue the owner of the property.

Aydat may not exist if you have your own villa (private house) and you yourself maintain it. Or it is a small residential complex and residents independently decide on maintenance issues.

Now in Istanbul, the average idat for a three-room apartment in an apartment (an ordinary house without adjoining territory) is 50-100 liras, in a city (LCD) with a pool and a gym 300-450 liras.

In Turkey, ads indicate the number of rooms in an unusual way 1 + 1, 2 + 1, 3 + 1, and so on. So it is customary to denote the number of bedrooms and a living room:

1 + 1 is a living room and one bedroom, a two-room apartment that is familiar to us residents of the CIS. Most often, the living room is combined with the kitchen; in Russia, such apartments are called euro-two.

2 + 1 is a living room and two bedrooms. Etc.

1 + 0 is a studio apartment, one-room apartment, where the living room is combined with the kitchen. Such options are rarely found, they are usually used as an office.

Three or more room apartments usually have two bathrooms. In luxury projects, the kitchen is usually located in a separate room.

Duplex apartments are also very common in Turkey. The prices for such apartments are quite realistic, when, like in the CIS, this option is considered elite.

Typical layouts, to which we are accustomed, are not accepted here. The choice of layouts is huge, because each developer makes it for his project. When choosing an apartment, pay attention to the size of the bedrooms, sometimes they are very small.
