Can Foreigners Own Land in Thailand? The Truth Behind the Law.

Thinking about buying your dream home in the Land of Smiles?

🇹🇭 Before you sign any contracts, it’s vital to understand the Land Code Act. Generally, foreigners are restricted from owning land directly, but there are several legal pathways to secure your investment!

Key takeaways from our latest guide:

✅ Condominiums: Foreigners can own up to 49% of the total unit space in a registered condo.
✅ Leaseholds: A common and legal 30-year lease path.
✅ Sap-Ing-Sith: A modern property right offering more flexibility than a standard lease.
✅ Usufruct & Superficies: Rights that allow you to use land or own the buildings on it.

Don't risk your investment with "nominee" structures that could lead to legal trouble. Read the full breakdown of your legal options here:

🚨 Living in or visiting Thailand? Think twice before posting that negative review or sharing a heated Facebook post! 🚨

Thailand has very strict defamation laws and a powerful Computer Crime Act. What might be considered "free speech" or a "simple complaint" in your home country can actually land you in serious legal trouble here.

Here is what you absolutely need to know:

📱 Private chats aren't always private: A message in a LINE group or a private chat can be used against you if someone shares it.
⭐ Careful with reviews: Upset with a hotel or restaurant? Sticking to facts without emotional or personal attacks is crucial.
🔄 Don't share blindly: Retweeting or sharing a defamatory post makes you just as liable as the person who wrote it!
🗑️ Deleting doesn't save you: Police and courts actively use screenshots and digital forensics. Deleting a post won't make the liability disappear.

Protect yourself by reviewing your privacy settings and knowing the law.

Understanding Thai Law: What is the real Age of Consent in Thailand? 🇹🇭⚖️

If you’re living in or traveling to Thailand, it is vital to understand local laws—especially those involving minors. Many people are confused about the legal age of consent, so let’s clear up the facts:

🔹 Sexual Consent: The strict statutory legal age of consent in Thailand is 15 years old (Under Penal Code Section 277).
🔹 The "Under 18" Rule: However, the effective age is often treated as 18. Why? Because overlapping laws like the Child Protection Act and anti-prostitution laws make it a severe crime to involve anyone under 18 in commercial s*x or to "take" a minor for s*xual purposes, even if consensual.
🔹 Marriage & Adulthood: The minimum marriage age is 18, and full legal adulthood (civil capacity) isn't reached until 20.
🔹 Foreigner Warning: Many countries (like the US, UK, Australia, and Canada) have extraterritorial laws. This means you can be heavily prosecuted in your home country for s*xual conduct with anyone under 18 abroad, regardless of Thai law! 🚨

Ignorance of the law is never an excuse. Read the full, comprehensive legal breakdown by ThaiLawOnline here:

Does Thailand extradite people to the United States?

Yes.

Thailand and the U.S. have a formal extradition treaty. If there is a serious criminal charge and dual criminality is met, Thai courts can approve extradition after review under Thai law.

This is not automatic. A Thai Criminal Court must examine the case. There can be appeals. But once a formal request is filed, the situation becomes serious quickly.

If you live in Thailand and are worried about a U.S. warrant or Interpol alert, read this carefully.
