**Investing in Phuket in 2026: What Buyers Should Know**
Buying property in Phuket can still be a very good decision, but the market has become more complex.
Prices have increased, new developments are everywhere, branded residences are growing, and buyers are facing more questions around ownership, rental returns and developer promises.
A few points matter more than ever:
• **Ownership first** — Foreign buyers can own qualifying condos under the foreign freehold quota. Villas and land require different legal structures and should be reviewed carefully.
• **Location must match the objective** — Bang Tao, Laguna, Layan, Kamala, Patong, Rawai, Nai Harn, Kata and Karon all serve different buyer profiles.
• **Projected yields are not real yields** — Occupancy, management fees, maintenance, taxes, commissions and seasonality must be included.
• **Developer reputation matters** — Delivery history, construction quality and after-sales service can make a major difference.
• **Due diligence is essential** — Title, ownership structure, permits, contracts and encumbrances should be checked before funds are committed.
• **Negotiation still matters** — Some properties are genuinely scarce. Others are heavily marketed but still negotiable.
At JFTB Real Estate Phuket, we have been advising international buyers in Phuket since 2013.
Our role is simple: understand the buyer’s objective, compare the market, identify the risks, negotiate and help protect the buyer’s interests.
Our new website is currently being prepared, but **JFTB remains fully operational**.
