Thai Visa Financial Proof 2026: What Immigration Isn't Telling You

Navigating Thai visa financial requirements requires strict adherence to current immigration laws, so we have detailed the 2026 rules for the security deposit, income, and hybrid pathways to help secure your stay.

• The Security Deposit: This popular route requires a lump sum of 800,000 THB in a Thai bank account for retirement visas, or 400,000 THB for marriage visas. Funds generally must be seasoned for two months before applying, though some banks now request three to four months depending on the visa type. For retirement, the full 800,000 THB must remain untouched for three months after the visa is granted, and the balance must never fall below 400,000 THB for the remainder of the year.
• The Income Route: Applicants must show consistent monthly incoming transfers of 65,000 THB for retirement or 40,000 THB for marriage. Immigration strictly requires foreign exchange (F&E) codes on your bank statements to definitively prove the money originated from abroad.
• The Hybrid Combination: This path allows you to combine your verifiable monthly income with a seasoned bank deposit to hit the required financial benchmarks. Note that for marriage visas, the bank account should be in the foreigner's name only; joint accounts usually only count 50% of the balance toward the requirement.

Thailand has officially rolled back its 60-day tourist visa exemption, returning the stay limit to 30 days for travelers from 60 major nations, including the US, UK, Australia, and Canada. Watch our latest video update to ensure your travel plans comply with the new rules before you fly.

Key Visa Scheme Updates
• The new regulations were officially published in the Royal Gazette on August 31, 2026, and will be implemented starting September 15, 2026.
• To target the "border run" culture, land border exemption entries are now strictly capped at two per calendar year for most Western tourists. Passports from Malaysia, Brunei, Indonesia, and Singapore remain exempt from this limit.
• Seychelles and Mauritius passport holders are now subject to a separate 15-day exemption.
• Citizens of Azerbaijan, Belarus, and Serbia will transition to a Visa on Arrival process at Thai immigration checkpoints.
• Authorities are actively pushing digital nomads and perpetual travelers toward appropriate long-stay visas, such as DTV, retirement, business, marriage, LTR, or Elite visas.

With recent crackdowns on foreign property ownership, many expats are looking for ways to safely secure their homes. In our latest video, our Client Manager, John, explains the legal rights you have to protect your property interests.

This is the first in a new series covering property rights, starting with a deep dive into the Usufruct.

What is a Usufruct and how does it protect you?
• It is a real right under the Thai Civil and Commercial Code (paragraphs 1418 through 1427).
• It allows you to register a right directly on a title deed for either a 30-year period or for your lifetime.
• It grants you the right of occupation, management, sub-letting, and taking the "fruits of the land" to earn from it.
• It does not stop the sale of a property, but the new buyer will inherit the title deed with your Usufruct still attached, securing your continued possession.
• It is traditionally utilized by married or cohabiting couples.
• It is not inheritable (it ends when the Usufructee passes away), and it does not allow you to take out loans against the property.

While a Usufruct is affordable and can be registered at the land office, relying solely on their standard documentation isn't always enough.
