Imagine this: You’ve finally decided to make the move. You’re sitting at your desk, laptop open, coffee getting cold, staring at twenty different tabs about moving to Thailand. One blog post tells you to get a standard tourist visa and “figure it out when you land.” A forum thread from six months ago swears you can just do visa runs to Penang or Vientiane indefinitely. Then you open an official portal and get hit with a wall of acronyms: Non-O, Non-OA, Non-B, LTR, DTV, and Thailand Privilege.

Thai immigration lawyer guidance on choosing the right long-stay visa for Thailand, including key options, eligibility requirements, and legal considerations.

Under Thai law, money laundering is a separate offense from the underlying crime that generates the money or assets. Generally speaking, money laundering involves handling money or assets linked to a crime by transferring, converting, concealing, disguising, acquiring, possessing, or using them in circumstances prohibited by the Anti-Money Laundering Act B.E. 2542 (1999) (the “AMLA”). Our lawyers specializing in economic crimes in Thailand, at Herrera and Partners H&P, have prepared a summary of the most relevant aspects of the regulation of these financial crimes under Thai law.

Thailand remains an attractive destination for foreign investors in Southeast Asia. However, incorporating a company in Thailand does not automatically mean that a foreign-owned company is permitted to conduct every type of business, like in other jurisdictions such as Europe or USA. In 2026, foreign investors seeking to hold more than 49% of the shares, or 100% ownership, in a Thai company must carefully consider the appropriate legal structure and any applicable licenses or approvals, particularly under the Foreign Business Act B.E. 2542 (1999) (FBA).

Last 14th of July 2026, the Spokesperson for the Office of the Prime Minister announced that, following the Cabinet meeting on 16th of June 2026, guidelines had been established for the improvement and amendment of laws, regulations, and rules relating to immigration, with the aim of expediting the process of removing foreigners who have committed offences or entered Thailand unlawfully from Thailand. At present, there are also no official administrative regulations governing deportation, which requires close cooperation among relevant government agencies. Thailand finds necessary to establish official administrative regulations on deportation to ensure that the administration of government affairs relating to deportation is carried out more quickly and efficiently for the overall benefit of the country.

Thailand remains one of Southeast Asia’s most attractive investment destinations due to its strategic location and well-developed infrastructure. Foreign investors commonly establish private limited companies under Thai law to conduct business in the country. While a Thai company is recognized as a separate legal entity, its directors play a central role in managing the company’s affairs and ensuring compliance with applicable laws. Herrera and Partners H&P dispute resolution team and litigation lawyers in Thailand have prepared a summary of the relevant aspects of the liabilities of directors in companies incorporated in Thailand.

The fire that occurred at an entertainment venue in the Lat Phrao area on 13th of July 2026, resulting in numerous fatalities and injuries, has deeply shocked Thai society and international media. The incident has also raised significant concerns regarding safety standards and the regulatory oversight of entertainment venues and restaurants serving alcoholic beverages, particularly whether the actual nature of a business is consistent with the type of license it has obtained. Although the cause of the fire remains under investigation by the relevant authorities, the incident highlights that obtaining the appropriate license is not merely an administrative formality. Rather, it is a critical legal requirement directly linked to safety standards, building control regulations, and the legal responsibilities of business operators. Our attorneys in Thailand and Bangkok legal consultants at Herrera and Partners H&P have prepared a summary of the licensing of this type of business in Thailand.

The Foreign Business Act B.E. 2542 (1999) (“FBA”) has served as the principal legislation governing foreign investment and business operations in Thailand for more than 25 years. Its primary objective has been to protect business sectors in which the Thai regulator considered that local Thai nationals are not yet considered sufficiently competitive while allowing foreign investment to contribute to Thailand’s economic development under an appropriate regulatory framework. However, significant changes in the global economy, fierce competition with Vietnam and Philippines, technological advancement, and investment models have prompted the Thai Government to modernize the regulatory framework. The proposed amendments aim to reduce unnecessary regulatory barriers, improve the ease of doing business, and enhance Thailand’s competitiveness as an investment destination.
