Most people think more supply always pushes prices down.
But that’s not how property works.
In condos, new launches are more expensive than resale.�So when buyers can’t afford the new launch, demand spills over to resale. That actually supports resale prices.
But in HDB, it’s the opposite.
BTOs are cheaper than resale because they’re subsidised.�So when more BTO supply comes in, resale flats don’t benefit. They face competition instead.
Same supply concept.�Completely different price behaviour.
Understanding this difference is very important before you decide whether to buy, sell or hold in 2026.

So the real question isn’t whether it’s a nice project.�It’s whether entering now is still considered a safe entry… or if buyers are already pricing in most of the upside.
