• Rentals: Most sensitive to the current population mix. Baseline expectation: rents up 2–4% y/y, assuming non-resident headcount stays elevated and completions remain modest into 2026. (Anchored by recent +0.8% q/q and tight new supply.)

• Private sale prices: +2–4% y/y bias, skewed to CCR/OCR where tenant demand and limited fresh stock intersect. Upside capped by cooling measures/ABSD and the visible supply pipeline.

• HDB resale prices: +3–5% y/y (street consensus this year is mid-single digits), but momentum should fade as BTO supply lands and interest rates stabilise.

Congratulations on the highly successful VVIP booking for the project! A fantastic start and a strong reflection of buyers’ confidence in its value and potential.

However, if developers normalise large-scale VVIP-sales, yes — serious buyers should submit interest early, or risk being left with the tail-end stock. Treat “preview booking” as late entry, not the starting gun.

Buyer need to strategic plan how they can get their hands on their choice units.
