Before being a realtor, I had over 18 years of experience in the corporate real estate sector. From working with companies such as Singtel, datacentres, real estate companies JLL, Google, and others, I was able to equip myself with well-rounded expertise in the different stages of real estate, ranging from development to construction asset management, portfolio management to property project manag

ement. I’m proud to say that these experiences have enabled me to empower my clients today. In 2005, post-SARs, I took a bold decision to buy a private property before I turned 30, when many wouldn’t dare because I saw the potential of the property market. I had multiple purchases since then and even successfully identified and invested in an En-bloc. My best analysis was being able to spot and buy in a development that was eventually sold in a collective sale exercise, making a 7-figures gain. The years of learning through experience have enabled me to create the REAL HENG framework that allows me to identify a property with the best potential suited for my clients. I have been helping my clients strategize their real estate property moves and plan for their retirement & investments. I’m a strong believer in the saying: If you give a man a fish, you feed him for a day. If you teach a man to fish, you feed him for a lifetime.

With new BTO flat supplies, price resistance of prospective buyers, and implementation of cooling measures where a 15-month wait-out period is required for private owners to purchase an HDB resale after selling their private homes, it is natural that we are seeing this moderation in the HDB resale market.

With the new cooling measure targeting foreigners with 60% ABSD, commercial shophouse asset class now become good opportunities for them as there are no ABSD required.

Heritage shophouses especially are the rarest of all property class in SG, which i find will only appreciate in value.

Shophouses can be great investment for locals as well for the same reason, and analysts are predicting a 10% price increment depending on location.

There is no best time to buy property, new or resale, it all depends on individual - their financial capacity and needs.

Although new launch prices are higher than resale, they tend to offer better products and possibly better transport connectivity.

New launches have the advantage of longer tenure, and progressive payment schemes which can help lower the loan amount needed during this high interest rate environment.

So does this mean agents are not needed to advise on the purchase anymore?

While the initiative can allow more buyers to DIY their purchase, the true value of advising comes when agent analyses if the the purchase can bring benefits to the buyer.

The right agent can also cut out the frustrations of search as they can advise where to look, what type of unit fits the buyer profile, and strategising on property portfolio.
