Loyang Valley just sold for $880 million, and most people's first reaction was: why Loyang?

It's not a glamorous address. The area has long had a reputation for being cut off, short on amenities, and easy to overlook. Even SingHaiyi's other projects sit in far more visible locations.

But developers don't spend $880 million on hunches. There's a case being made here, and it's more grounded than the address suggests.

The land parcel is one of the largest available in today's market. A future MRT station is planned. Road infrastructure is being upgraded. Changi T5 is still on the way. And in a study we ran previously, Loyang Valley was already quietly outperforming many newer nearby projects on both quantum and PSF growth, despite being an ageing leasehold development.

The "ulu" reputation isn't entirely wrong today. But by the time any redevelopment launches, the area will look quite different.
