🏫 Would you pay a premium for a property just because it’s within 1km of a popular primary school?

From 2027, new Phase 2C rules at 12 popular primary schools could change the way some parents approach their home search.

For these schools, 30 places will be reserved for children living within 2km, and another 30 for those living beyond 2km.

And within the 2km group, being within 1km will no longer give additional distance priority under Phase 2C.

🏠 Singapore Property Update: Shorter BTO Waiting Times in Sin Ming & Toa Payoh
Here’s something future BTO buyers may want to keep on their radar.

HDB has already started construction on two new housing projects in Sin Ming and Lorong 4 Toa Payoh, with completion targeted for around mid-2030.

The interesting part is that construction is beginning before the flats are launched for sale, which can help shorten the eventual waiting time for buyers.

The Sin Ming project is expected to provide around 1,076 units, while the Lorong 4 Toa Payoh development is expected to have around 193 units.

Both projects could potentially be launched around mid-2027, although the official sales details have yet to be announced.

Beyond the shorter waiting time, the locations are also noteworthy. Bishan/Sin Ming and Toa Payoh are established estates where land for new housing is relatively limited, and housing demand in these areas has historically been healthy.

It’s another example of how HDB is increasing supply while looking at ways to get buyers into their homes sooner.
