Buying the home is one decision.

Planning how you’ll actually live in it is another.

These were 5 small details I considered for my own home — not because they were trendy, but because they made the space more practical, adaptable and visually cleaner.

Some improve everyday usability.
Some help the home age better.
Some simply make the whole space feel more put together.

And sometimes, those are the details that matter most after you move in.

“I’ll just pay it first and get it back after I sell.”
Sounds simple, right?

But this is one of the biggest misconceptions I hear from homeowners who want to buy first, sell later.

Whether you can claim ABSD remission isn’t simply only about selling your existing property within 6 months.

It can depend on who is buying, how the property is owned, and whether you actually qualify for a specific remission scheme. And getting this wrong can mean a very different cashflow requirement from what you originally planned.

Before you commit to that “perfect” next home, ask:
→ Who is buying?
→ What’s the ownership structure?
→ Does a remission actually apply to my circumstances?
→ How much ABSD do I need upfront?
→ Can my cashflow handle the buy-sell transition?

Because the question isn’t just “Can I get my ABSD back?”
It’s “Can I structure this move without taking unnecessary risk?”

PS. Always verify your specific circumstances and eligibility with IRAS before committing.
