A lot of people saw the headline on โ€œ4,500 new private homes comingโ€ and straightaway think โ€” โ€œWah, prices will drop soonโ€

"Over the next few years, the Government will release land for over 25,000 private units and 55,000 BTO flats."
Sounds like a lot right?

Here are my takeaways:

1๏ธโƒฃ Supply doesnโ€™t enter the market immediately

From land sale โ†’ construction โ†’ TOPโ€ฆ

Youโ€™re looking at 3โ€“5 years later.

Todayโ€™s buyers arenโ€™t competing with future units โ€” theyโ€™re competing with timing and sentiment.

2๏ธโƒฃMore GLS supply = Lower appetite for en bloc sites

When the Government supplies more land directly through GLSโ€ฆ

Developers donโ€™t need to chase en bloc opportunities as aggressively.

So if youโ€™re sitting on an old condo thinking,
โ€œMaybe my condo can go en bloc next 2โ€“3 yearsโ€โ€ฆ

This announcement actually reduces your chances.

3๏ธโƒฃ More supply doesnโ€™t mean cheaper prices

Land costs are rising.
Construction costs are rising.
Interest rates are still moving.

Developers wonโ€™t price low unless forced โ€” especially for good locations.

4๏ธโƒฃ HDB resale prices are slowing, private prices still up

HDB resale grew only 0.4% in Q3 (slowest in 5 years).
Private homes still grew ~3% this year.

This means the โ€œupgrade gapโ€ may widen, not shrink.

5๏ธโƒฃ The real catalyst is the Master Plan 2025

URA is about to release the Master Plan next month โ€” and this will shape which areas transform, grow and outperform in the next 10โ€“15 years.

Thatโ€™s where the appreciation stories usually start.

If youโ€™re thinking of upgrading, this news doesnโ€™t mean โ€œwaitโ€.

It means:

Understand the window. Choose the right entry. Pick areas backed by transformation, not just new supply.

One of my recent clients (a referral from a past one ๐Ÿ™๐Ÿผ) was finally ready to buy her first homeโ€ฆ but the fear of commitment almost held her back.

She was comfortable staying with her parents and the thought of owning a house and the financial commitment was just very daunting.

We sat down and we talked through the whole process of getting a house as well as her requirements. I also used my Homebuyer Alignment Matrix to rank what actually matters to her before shortlisting any units to view. This way, we won't be wasting time viewing houses aimlessly.

We viewed almost 9 units in total, only a few met her budget and requirements. We found one that she actually loved and it was centrally located.

But we got outbid.

At that point, she felt a little disheartened because there was very limited options in the market, prices were going up, the units she liked were all sold and she was also worrying about the possibility of having a greater financial commitment due to increasing price.

I told her to take a break and pause because buying a house shouldn't feel so stressful. We reviewed the ranking matrix and did a detailed calculation that included all the expenses involved and made sure that she had the clarity she needed.

And then...we found a unit that is exactly how she will design the flow of her house and also the renovation. It checked all the boxes and she really liked it.

We offered and it got accepted. YAY

BUT...valuation came back and it was too low - meaning she needed to pay a lot more COV than we expected. Financially it was just not possible.

I didn't give up so I went and discussed with the seller agent to see if we can figure out a way to still make this work. Eventually we managed to negotiate for a lower price and she got the house!

Really very happy that she finally got the house that just felt so right to her.

She even commented that I am the best agent that she could ever asked for because I knew exactly what she was looking for. And this is something I will never take for granted.

Buying a house isn't just about viewing. It's about alignment, patience and most importantly, clarity.
