Singapore’s oldest HDB blocks are already more than 65 years old.
Blocks 45, 48 & 49 Stirling Road in Queenstown were completed in 1960, right at the beginning of Singapore’s HDB story.
But this post isn’t really about history.
It’s about what happens when the flat you’re considering is already 50, 55 or even 60+ years old.
Because with an older HDB, the question shouldn’t simply be:
“Is the lease too short?”
You also need to look at:
📍 Location
🚇 MRT accessibility
💰 Entry price
🏠 Layout
📆 Remaining lease
💵 CPF usage & financing
👥 Future buyer pool
A newer flat isn’t automatically the better buy.
And an older flat isn’t automatically a bad one either.
Sometimes the older flat may be $200K cheaper, much bigger and 5 minutes from MRT.
So here’s the question:
Would YOU buy a 60+ year-old HDB if it was 5 minutes from MRT and $200K cheaper?
