Beautiful Sunday!

Help my seller to handover the unit. Met this beautiful couple 1 year plus ago. A reserved, secretive, yet nice and understanding couple.

This unit took me a year to find the right buyer that appreciate it. Wasn’t easy or smooth sailing but definitely fruitfulling.

Congrats to my seller and the buyer.

Tio robbed overnight!!

Certainly felt like being robbed 35k overnight..

30th Sep, the night before was still shortlisting and discussing with my buyer on the units to make offer. Right before midnight, came a cooling wind that almost blown my buyer off her chair..

Did a quick check on her Ipa loan in the morning. 35k reduced in purchase ability. 🤦🏾‍♂️ (not a big amount, certainly it does affect some buyers buying ability). Did a breakdown again, fortunately we are not affected.

Desmond, should i buy or should i wait? Take my time to share with her what’s happening in the market, allowing her to understand further on why the cooling measures is needed.. after half a day, we decided to put up our offer.

Hard negotiation on going, ding d**g here and there, buyer was at the stage ‘leave it to 缘分’ already! Finally on today cold morning… Option received.. ✌🏾

This was the second time my clients is being affected by the cooling measures. How will the lastest round of cooling measures affect the market? How does it affect you? We could try to understand the purpose and depth to the changes or wait and see. Which is your choice?

Met this elderly lady in her 70s last evening. Spent around 1.5 hrs chatting with her. It further strengthen my belief that we should start planning for ourselves when we are able to.

During the short sit in conversation, she shared with me how she planned for herself and family by purchasing insurance. She used to stay at Depot road 5room flat, she sold it and right size to a 4room flat in Sengkang. After the whole transition there’s still balance of 150k saving for her retirement. Which now she doesn’t need to burden her childrens. She’s receiving some payout thru the plans that she purchased and have some saving from her previous sales.

It hearten me that she’s able to have a comfortable life. But that isn’t the case for many Singaporean. I have met many that when come to time of needs they realised that the place that they call home for many years isn’t able to help them, not to mention retirement. Are we in such situation? I’m not saying that thru property is the only way out. There’s other instruments like insurance or investment that can take into consideration. Important is you need to know what you are getting into.

I have helped many home owners with their planning and they are in the progress to achieve what they want. It truly hearten me and i know I’m in parting the right knowledge and experience to them. I do agreed that it may not be comfortable or even scare away afew. Ultimately is what each individual want for themselves.

Don’t be afraid when i knock at your door next time. Just like this lady, she invited me in. I’m out to listen and help on your property planning. Nothing will be forced down your throat. How we could plan, preserve, have a saving when we are old.

One sentence that she said that struck me ‘be a blander when you are young or be a blander when you are old’ (if i get it correctly).

AMO Residence, with a price tag of around $2100psf it sold over 98% on first day of launch.

Units are flying off the shelf on many other projects over the weekends.

With the rising interest rate and uncertainty, what’s the key driving force that continue to drive this buyers to purchase?

I have done research and comparison of the market. Interestingly, there’s a few important pointers.

Some questions we may be asking:
- is the market still hot?
- how the property horizon will be like moving forward?
- are we able to time the market?

What can we understand and relate to the recent SERS exercise?

How does it affect or benefit home owners when enbloc take place?

Below are some of the pointers that I captured from the article.

• consider allowing younger residents aged under 45 to buy their replacement flat on a 50-year lease
- actually with the rising cost for housing, will 50 year lease property be common in years to come? In a land scarce country, in order to make public housing affordable, will shorter lease become an option?

• some affected Ang Mo Kio residents were unhappy with having to fork out up to S$100,000 for a new replacement flat of a similar size.
- I believe most knows the benefits if one could get a new housing from HDB. But for this instance why some were unhappy?

• majority of these seniors either did not take a loan for their existing flat or have fully paid off their HDB loan.
- taking a loan or fully paid off their HDB have always be a popular topic among many singaporean. Be it in time when sers happens anot, which is the wiser option one should consider?

• the approach towards calculating the compensation for the Ang Mo Kio Sers flats has not changed from past exercises and is based on the market value of the flat
- when situation goes against us, it’s common that we blame that there’s changes to the system, only to realise system didn’t change but situation does.
