🏡📊 NEW EC MEASURES 2026 | KEY INSIGHTS 📊🏡

Singapore’s EC market is entering a new phase following the latest policy recalibrations announced by MND. The measures appear aimed at reinforcing genuine owner occupation, improving accessibility for first timer households and promoting more sustainable long term market dynamics.

Some of the key changes include:

🔹 Extension of EC MOP from 5 years to 10 years
🔹 ECs can now only be sold to foreigners after 15 years instead of 10 years
🔹 Deferred Payment Scheme (DPS) removed for future EC launches
🔹 First timer allocation quota increased from 70% to 90%
🔹 First timer priority period extended from 1 month to 2 years

📌 Median new EC prices increased from around $1,760 psf in 1Q2025 to approximately $1,833 psf in 1Q2026, while resale EC prices rose from around $1,370 psf to $1,457 psf.

📌 The gradual narrowing in the price gap may have contributed towards stronger competition pressures within the segment. 💰

The latest measures may help encourage a more sustainable pricing environment over the longer term by reinforcing stronger owner occupier characteristics within the EC market while preserving accessibility for first timer households. 🏠✨

Importantly, the revised framework is expected to apply only to future EC GLS sites launched for tender from 8 May 2026 onwards.

Previously awarded EC GLS sites such as Woodlands Drive 17, Senja Close, Sembawang Road and Miltonia Close are not expected to be impacted.

Similarly, previously launched projects with remaining unsold units such as Coastal Cabana are also not expected to be subject to the revised framework.

📍Upcoming EC GLS sites such as Canberra Drive and Sembawang Drive are expected to fall under the new framework.
