LATEST DATA RELEASED BY HDB ON THE PUBLIC HOUSING SEGMENT (4Q 2019)

A total of 6,339 HDB resale transactions occurred in the last quarter of 2019. This brings the total for 2019 to be 23,714. This is a 2.7% (Y-o-Y) overall increase as compared to 2018, which recorded 23,099 HDB resale transactions. The HDB resale flat prices had a overall price change of 0.1% in 2019.

Mr. Ismail stated that “HDB resale prices achieved an overall positive growth of 0.1% after 7 years of price decline. We expect overall HDB resale demand to be propelled in 2020, with a projected 24,163 HDB flats reaching MOP and the enhanced housing grant announced in September last year.”

Mr. Ismail predicts that HDB resale volume is likely hit the 25,000 mark and prices are expected to grow between 1 to 2%.

LATEST DATA RELEASED BY URA ON THE PRIVATE (NEW/RESALE) SEGMENTS (4Q 2019) ✨

A total of 2,443 number of private new homes were sold for the last quarter of 2019. Bringing the total volume for 2019 to 9,912 units. This reflects a 12.7% (y-o-y) overall surge in the number of units sold as compared to 2018, which had 8,795 units transacted.

Mr Ismail Gafoor highlighted that “The Singapore property scene has demonstrated resilience despite global uncertainties, with investors and upgraders taking advantage of rightly priced developments. As the new launch sales segment has brought a new lease of life for developers as they moved a total of 9,912 in 2019. This is a 12.7% increment (y-o-y). Additionally, the overall unsold units (Excluding ECs), dropped from 34,824 in 2018 to 30,162 units sold in 2019. This reflected a 13.4% (y-o-y) drop.”

❤ A heartfelt celebration at MBS for our annual dinner and dance! This event marks triple happiness and milestones achieved by all of us in ! Just when the 1,200 guests were all excited to party......🤩🤩🤩 Our CEO, Mr. Ismail announced during his opening speech that we are the first agency to cross 8,400 agents in Singapore’s history. Together, we are also the first to cross $0.5 billion in transactions in 2019 and also first in the industry to successfully merged as which the management team had the vision since 20 years ago. 👍🏻👍🏻👍🏻

✅ The celebration mood hyped up even further as the opening dancers entered the ballroom with their outstanding dance moves and lovely singing from teammates. Together with 4 wonderful performing teams from various divisions that put up 4 extremely competitive performances to WOW the audience, all of us had lots of fun and a great time! 🥳🥳🥳

SPECIAL MESSAGE BY CEO

I am saddened by the conduct of one of our salespersons at the recent incident leading to the suspension of his services for 12 months. As Singapore’s largest real estate agency with over 8,400 salespersons, I take full responsibility in ensuring that all my salespersons are aligned with our core values as we take a serious view on professionalism, ethical conduct and do not condone such behaviour.

While this is an isolated case involving the action of an individual, as the leader of the organisation, I am truly concerned and would like to take this opportunity to re-emphasize on the importance of trust and integrity in our business and course of work. I am thankful to all home investors who have placed their trust and supported us over the years and the numerous positive testimonials on the good works carried out by our salespersons.

I have personally gathered our leaders and stakeholders to remind them of upholding our service standards and the management will not hesitate to take disciplinary action for any failure to do so. This will be FURTHER EMPHASIZED at all of our upcoming conventions. We feel that it is paramount also to reassure our home investors and clients that all efforts are put in place to ensure our sales team is aligned with our values.

Since 2013, PropNex champions in empowering our consumers by educating them for better informed decisions. We are taking on a further commitment in planning out seminars in the coming months to educate clients on topics about - Knowing Consumers' Rights, Commission Guidelines, Policies and even Identifying conflict of interests in situations that are important to know when investing in properties.

LATEST DATA RELEASED BY HDB ON THE PUBLIC HOUSING SEGMENT (3Q 2019) 📊

A total of 6,264 HDB resale transactions occurred in the third quarter of 2019, a 0.2% (Q-o-Q) drop as compared to the second quarter of 2019, which recorded 6,276 HDB resale transactions.

The HDB resale flat prices had a price change of 0.1% in the third quarter of 2019. For the first 9 months, the overall HDB resale price index saw a -0.4%.

Mr. Ismail highlighted that after 2012, the HDB resale price growth has been in the negative range. We are expecting that trend to continue and remaining flat for the rest of this year. However, with greater demand for resale flats, we are projecting a positive growth in prices, in the tune of 1 to 2% for the year 2020.
