Tampines Court sold en bloc for $970m
Tampines Court, a former Housing and Urban Development Company (HUDC) estate at Tampines Street 11, has been sold for S$970 million in the largest en-bloc deal in a decade. Each owner stands to get an approximate $1.71 million to $1.75 million. Sim Lian Development clinched the sale, and it is the largest such deal for a former HUDC since Farrer Court changed hands for $1.34 billion in 2007.
Built in 1985, the 101 year leasehold property has 69 years left. Property analysts believe that the 702,164 sq ft site could turn into a project of about 2,000 to 2,100 new units.

Serangoon site draws 16 developer bids

16 bidders contested for the 99-year leasehold private housing site along Serangoon North Avenue 1. Keppel Land (KepLand) and Wing Tai teamed up to place the top bid at S$446.28 million or about $964.80 psf ppr.

This site is near Hougang, an area that recently made headlines with the sell-out IN 7 HOURS of Hundred Palms Residences EC Executive Condominium and the collective sale of Serangoon Ville.

The developers plan to develop 600 homes on the 1.7 site. Their top bid was about 6.6% higher than the second bid of S$418.7 million by Frasers Centrepoint’s FCL Residences.
